Your Photographer will usually start with drawing your property floor plan using and iPad and a laser measurer. This is a good opportunity for your Photographer to familiarise themselves with your home in preparation for photography, which is the second stage of the appointment. Next, your Photographer will shoot your property video if one is required. Finally, any drone work will be completed.
If you have a copy of the Building Plans, this may be of use to your Photographer, however it is not essential. It is often more preferable to draw the floor plan on site as opposed to generating one from a technical drawing. Original Building Plans will have precise dimensions and square-meterage which can be used as a cross-reference, however the plans themselves are not suitable for advertising campaigns.
This will depend on the size of your property and the options that have been selected for marketing. As a guide, standard Photography and floor plan options will take approximately 90 minutes to complete. 2.5 hours will be allocated to your appointment if a video is also required.
Your Real Estate Agent will advise you if they will be in attendance at your Photography appoinment. In most cases, your Photographer has a long-term association with your agent and a clear understanding of what is required, therefore it is not necessary for them to attend. In other instances, your agent may be in attendance to assist with staging and direction.
No. If you have work or other commitments, it is not necessary for you to be present at your appointment. Arrangements can be made with your Agent so that access is provided. Your Photographer can complete the shoot and secure your property on completion of the appointment should you need to leave early.
Tidiness is more important than cleanliness. Ensure your Kitchen benchtops are clear, products and personal items removed from Bathroom Showers and vanities, and clutter removed from Bedrooms. Display fresh fruit, flowers and candles to enhance your space.
No. It is not necessary to photograph every room. If you have rooms that are not as presentable as others, they can be disregarded. Often some rooms can be used to store items removed from other spaces being photographed. Garages and Laundry's generally are not photographed.
No. Professional Staging will benefit vacant homes, however we can work with your own furniture. All that is required is general tidiness by way of decluttering and putting away any personal items.
Yes. Items can be digitally removed in post-production and furniture can be added virtually to enhance the presentation of your home. Additional fees are applicable in these instances.
General garden maintenance including lawn mowing, weeding and mulching if possible. Place gardening tools in Garage or Shed. Remove garden hoses and pool cleaners. Adding items such as pool towels, cheese boards and wine glasses can all help enhance the presentation of your exterior.
No. It is not necessary to remove your pets for your Photography appointment.
Your photos and floor plan will be delivered to your Agent 24 hours from the completion of your appointment. Videos usually require an additional 24 hours in production however may be ready on delivery of your photos.
